For Ontario landlords with 1–3 units

The LTB dismisses cases over a wrong date. Make sure yours isn’t one of them.

LeaseEase tracks your deadlines, checks your notices before you serve them, and keeps rent records you can bring to a hearing. About five minutes a month.

Free during the beta. No credit card needed.

Small mistakes cost small landlords the most

You probably don’t have a paralegal on call. You have a day job, a mortgage, and a tenancy that can’t go wrong.

One wrong date, months lost

Applications can be dismissed over clerical errors. Then you start again at the back of the line.

The timelines just got tighter

Recent changes to Ontario’s rental rules shortened several notice and review windows.

Your records are your case

A spreadsheet and a banking app don’t hold up well when it’s your word against your tenant’s.

How it works

  1. Add your tenancy once

Start date, rent, lease type and your last increase.

  2. Get reminded before every deadline

Email reminders well before a notice is due, with the exact date and the right form.

  3. Download checked forms and records

Pre-filled official forms that pass our checks, and a rent history you can bring to a hearing.

Everything a small landlord needs. Nothing they don’t.

Deadline calendar

When you can raise rent, by how much, and when each notice has to be served, calculated for every unit.

Pre-checked official forms

The Ontario standard lease, N1, N4 and N12, filled in from your tenancy and checked for common errors before you download.

A rent ledger you can stand behind

Log payments as they come in and export a dated rent history in one click.

  • Every entry is time-stamped when it’s made
  • Corrections are added, never silently overwritten
  • Attach e-transfer confirmations or bank records

Shared repair log

Your tenant gets a free link to send repair requests with photos. Every request and response is time-stamped.

One record you and your tenant both trust

No more “I never got your message” or “that was fixed weeks ago.” Repair requests, photos, responses and rent payments live in one place you can both see.

Most disputes start with a misunderstanding. A shared record settles a lot of them before they reach the Board.

Questions

Is this legal advice?

No. LeaseEase fills in official forms, calculates dates and keeps your records organized. It doesn’t tell you whether to serve a notice or predict how a case will go. For that, talk to a licensed paralegal or lawyer.

Which forms are included?

At launch: the Ontario standard lease, N1 (rent increase), N4 (non-payment of rent) and N12 (landlord’s own use), always on the current official LTB version.

Will my rent ledger be accepted at a hearing?

The adjudicator always decides what evidence to rely on. LeaseEase helps by time-stamping every entry, keeping a full history of changes, and letting you attach proof like bank records, so your ledger is organized and easy to check.

Do my tenants have to pay?

Never. Tenants use the repair log and see their payment history for free through a private link.

How long is the beta free?

The beta runs until June 2027. You’ll get at least 30 days’ notice before paid plans start, and you can export your data anytime.

How is my tenants’ information protected?

LeaseEase stores your data with Amazon Web Services in Canada, in the Canada (Central) region in Montréal, also known as ca-central-1. Data is encrypted in transit and at rest. We never sell your data or your tenants’ data.

Your next deadline is already on the calendar.
